Prior to selling your home it is necessary to determine a fair selling price.  This is done by preparing a "market analysis", a report compiled of homes in your neighborhood that have sold in the recent past (no more than 6 months ago).  The data considered in the report includes:

  • size 
  • age
  • condition
  • location
  • rooms
  • style
  • sub division
  • quality of construction

In addition external factors are taken into account.  These would be:

  • amount of competing properties that are unsold on market
  • average length of time from listing to closing on sold comparables
  • economic and political factors

Taking all these factors into account, a professional Realtor can determine a reasonable asking price for your home.  A price that you could expect a buyer to pay AND an appraiser to confirm.  When you have the data to back up your asking price getting an appraisal to substantiate is easy!

Without a credible price the sale may never come or worse you could find a buyer but only loose them when the appraiser cannot approve the sale price. resulting in loss of financing.
