Bears Live Here!

Lately there’s been a lot of bear sitings. A few days ago there was a bear who fell out of a neighborhood tree onto a trampoline. The bear was tranquilized and woke up ok, the trampoline was trashed. Another bear cub wandered into a kitchen to gather a treat. Both fuzzy creatures were relocated out of the city.

Two weeks ago a we were attending a conference when a friend of ours spotted a bear walking around the resort in Crested Butte!  Bears in a small mountain town are not usual to see, but when they come into large metro areas as they did last week, it makes me wonder.

I would love to see a bear, but I want to see one on my terms, from the safety of a house or my car. I don’t want to surprise one of stumble over a bear cub while hiking in the back country.

Of course what I want is not always what I will get. Being prepared for whatever comes my way is probably the best.

Today we were cycling around Chatfield Reservoir in <a href="http://www.kristalsellsDenver.com/Denvermap/littleton/”>Littleton where this sign was posted.  I had to stop my bike and snap a shot of this sign just so I could commit it to memory.

I also thought it might be helpful to anyone who might find themselves with a bear bouncing on their trampoline.

A Big Weekend Ahead!

Denver Makes Forbes “Best City to Purchase a Home” List

Why you ask?  Isn’t the real estate market in the tank?

Actually it’s not.

As Forbes says our fundamentals are very good.  Forbes used three different sets of data to arrive at their conclusion.  You can read about it here.

After combining all data, Denver tops the list.  25% of property sales have occurred within 25% of the city’s zip codes, making a proportionate market within the city.  Thanks to our modest appreciation over the past few years our fall was not nearly as deep as other parts of the country.  “Little boom, little bust” quoted Christopher Cornell an economist at Moody’s.

This is certainly good news for Denver!

Taste of Lone Tree Food and Art Festival

The community of<a href="http://www.kristalsellsDenver.com/Denvermap/lone-tree/”> Lone Tree is serious about art and culinary delights.  Each year the Chamber sponsors events welcoming the public to enjoy both.  If you are a resident of Douglas County or nearby you will want to stop by the Taste of Lone Tree this weekend.

In addition to lots of good food, over 60 artists will be presenting their original works.    Come enjoy the music,  relax in the beer/wine tents. Cooking demonstrations will be performed by the pros inside the Great Indoors.

All proceeds are donated to Douglas County Housing Partnership, Douglas County Partners and Youth Leadership Douglas County.  Tickets can be purchased on site in the parking lot of Great Indoors, 8585 South Yosemite.

For those  who have never sampled a Taste before, be sure to come hungry! The restaurants take pride in putting forth their best delights.  You can sample or better yet share each offering, because there are so many choices.

Participating restaurants this year are Champps, Cheesecake Factory, Dazbog Coffee, Fish City Grill, Grand Lux, John Holly’s, Mikumi, Nothing Bundt Cakes, Pasta Jay’s Creative Heights Catering, Sam’s Club, Fromage to Yours, Renewal Cafe, California Cafe, Counter Burger, Chick-fil-A, Carrabba’s Italian Grill, Earl’s Cafe, Brio, Merles, South Philly Cheese Steak, Ben & Jerry’s, TGI Friday’s CJ’s Frozen Custard, Mosaic, Luca’s Jersey Pizza & Past, Barking Goat Tavern, Old Blinking Light and Noodles and Company.

As a member of the Lone Tree Photography Club, I will be there shooting the event.  If you see me smile, I’ll try not to catch you with your mouth full, but no guarantees!

View From the Steps of the Colorado State Capitol Building

The People’s Fair continues this weekend. This year marks the 38th year of celebrating the Capitol Hill United Neighborhoods.  Go check it out! It’s a great way to spend the day, it’s free.  There are six entertainment stages throughout the city, they guarantee something to appeal to every taste!

You can create multiple searches, so if you don’t know exactly where you  want to live, you can use my Denver.com/refine/”>Denver MLS-IDX system to deliver a variety of neighborhoods or zip codes searches.

If you aren’t planning to be buying Denver.com/”>Denver Real Estate soon, use the system to track your favorite properties.  It is amazing how much you can learn about the market, just by sitting back and watching.

Personalizing Your Home Search…Getting Started

  1. Begin on the Denver.com/”>home page either use the “Quick Search” or “Advanced Search”
  2. Click on “Sign Up” or if you’ve been there before use “sign-in”
  3. Add your information (don’t worry I hate spam too, so I won’t be selling your email address!)
  4. Ok you are in!
  5. Choose a city or if you don’t know just leave it at “All Cities” then choose a price range
  6. It is not necessary to use All the boxes. Just pick the ones that you feel are important in your next property.
  7. Note once you choose a city, the zip codes for that area will populate as well as the subdivision (use these features to drill down your criteria if you wish).
  8. Note: the more criteria you add, the less homes will be turned up in the search.
  9. Play with it. You can’t break it!

As you explore the properties for sale, you will note pictures are available for you to preview.  There is a mortgage calculator for you to figure out the mortgage payment.

If you see something you like, SAVE IT by clicking “Add To Favorites.”  You may also request additional information on a property and/or schedule a showing.

As you can see the system is friendly and easy to use.  It has ALL the real estate in Denver that is listed for sale, so you don’t need to register with multiple sites, just one will do.

Anschutz Medical Campus

Gracing the site of the former Fitzsimons Army Medical Center in North Aurora, the Anschutz Campus is the home of the University of Colorado’s Health Science Center and University of Colorado Hospital. Actually, those well known institutions are just the tip of an enormous iceberg-like medical and research center that promises to be in the top tier of such medical research centers.

With the 2007 opening of the Children’s Hospital, and the soon to be constructed new Veteran’s Administration Hospital, the Anschutz Campus also houses the Rocky Mountain Lions Eye Institute, the Nighthorse Campbell Native Health Facility, and numerous research centers and educational facilities.  The present Fitzsimons Golf Course, built for the Army, will give way to the Colorado Science and Technology Park at Fitzsimons.  When fully developed, this 578 acre research park will provide jobs for as many as 40,000 people, working in up to 18 million square feet of state of the buildings.

With the hospital facilities and research park employing as many as 90,000 highly trained people in as little as 20 years, the question of where to house those people comes to mind. The areas of Aurora surrounding the campus are old, crammed with obsolete housing, and offer little in the way of modern amenities.  To its credit, Aurora has undertaken a massive urban renewal effort, but much remains to be done before there is any hope of matching the spectacular facilities of the Anschutz Campus with its surroundings. The nearby Denver neighborhoods of Stapleton and Lowry offer new, higher end housing built to the standards of New Urbanism.  Stapleton, 10 minutes west of the Anschutz Campus, is a continuing redevelopment of Denver’s former airport. Lowry, a similar redevelopment of the site of the former Air Force base, lies 15 minutes from the campus.  15 to 45 minutes south, neighborhoods in south Aurora, Centennial, and eastern Douglas county offer modern housing in all price ranges, with the added benefits of top notch schools and plentiful shopping.

The northeast Metro Denver area, especially Aurora, will reap the benefits of the Anschutz Campus and adjacent Science and Technology Park far into the future.  Hard work, imagination, and money from many sources, including over 91 million from the Anschutz Foundation, have come together to create this milestone project from an abandoned military hospital.

The City and County of Denver operates a truly remarkable Parks and Recreation System.  While some of the larger in city gems such as Washington Park, City Park, and Sloan Lake, Denver also owns and maintains 31 named mountain parks outside of Denver in from the nearby foothills to the base of Mount Evans. Winter Park, the destination ski area located 67 mile northwest of the city, is owned and operated by Denver as is Red Rocks Amphitheatre, the spectacular summer concert venue, located adjacent to the historic Town of Morrison at C-470 and Morrison Road.

30 neighborhood recreation centers are scattered about the city, as well as 6 golf courses, with a 7th golf course located in Evergreen, the mountain suburban community west of Denver. Designated bicycle routes connect all corners of the city, as well as an extensive trail system. In addition to the very well done Denver Zoo, the city also owns a herd of bison, which are kept in two of the cities mountain parks.

As a result of Denver’s remarkable example, the suburban areas surrounding Denver also maintain an extensive system of parks, recreation centers, urban trails, and some truly spectacular golf courses. True to the regions heritage, open space is a prized commodity, with all of the surrounding counties aggressively acquiring and protecting vast areas of open space.

Living in and around Denver affords residents with truly remarkable parks and recreation opportunities, just a few hundred more reasons to make Denver your home.
